Knightdale Remodeling — The Triangle’s Fast East Side

Master-planned neighborhoods like Knightdale Station are still building out, and the town behind them grew about 70% between 2010 and 2020. Almost everything here is 2000s-and-newer: good bones, and owners ready for the kitchen, bath, and outdoor spaces the builder never offered.

The hybrid permit process, decoded

Knightdale runs an unusual permitting arrangement: applications go into the Wake County Permit Portal, the Town’s Development Services staff review and issue, Wake County inspectors show up on site, and multiple agencies (town public works, development services, county planning, the fire department) can each have an inspection role. Fees are paid in the county portal or by check payable to Wake County even though the permit is the town’s. We've filed enough Knightdale permits to know where each piece goes.

What that means for your project

The substance follows Wake County’s rulebook: permits for structural changes and any non-like-kind electrical, plumbing, or HVAC work; exemptions for cosmetic and like-for-like replacements under the state threshold; next-business-day inspections with a 3 p.m. cutoff; and a full site plan with impervious calculations whenever the footprint grows. A new deck files with site plan and building plans, and can add a watershed review on flood-prone lots. Well-and-septic properties loop in county environmental review before anything else moves.

Knightdale projects we take on

First-generation kitchens, baths, and the decks the builder never offered, plus whole-home renovations, built-ins, flooring, and painting, with quotes in 24 to 48 hours.

The homes you find here

Knightdale’s housing is dominated by the 2000s and later. These homes commonly need builder selections replaced, storage improved, and kitchens, baths, or outdoor rooms upgraded without the structural unknowns of much older construction.

Town-published places

The Town publishes a project page for Knightdale Station, a master-planned neighborhood with single-family and multifamily phases. The name provides local context and does not imply Beast Mode worked there.

How a Knightdale remodel runs

  1. Walk the scope and write it down. We inspect the rooms, discuss the intended changes, and turn the agreed scope into a written estimate.
  2. Quote and plan. Quotes are delivered within 24–48 hours. Permit needs, material choices, and crew sequencing are settled before work begins.
  3. Schedule the dedicated trades. Most projects start within 7–10 days of bid acceptance, with in-house crews assigned by trade.
  4. Build and stand behind it. The work carries Beast Mode’s one-year workmanship warranty.

Frequently asked questions

How do Knightdale permits work?

It is a hybrid: you apply through the Wake County Permit Portal, the Town of Knightdale’s own staff review and issue the permit, and Wake County inspectors perform the inspections under contract. The substance follows Wake County’s rules, so structural changes and any non-like-kind electrical, plumbing, or HVAC work need a permit, while nonstructural work under $40,000 is exempt. It takes getting used to, but we file there regularly.

How fast are inspections?

Both Wake County and the Town complete next-business-day inspections, with a 3 p.m. cutoff for requests. Anything that changes your home’s footprint also needs a full site plan with impervious-surface calculations.

Anything extra for well-and-septic properties east of town?

Yes: Wake County Environmental Services reviews the proposal before the building permit, and adding a bedroom triggers septic-capacity review. Even utility trenching has to be drawn on the site plan to protect the drain field. We fold all of it into the application package.
